If you are in the market for a new home, you want to make sure you don’t waste your money. You want to know that the property has been well-kept and is structurally sound.
The best way to find out about a property’s true condition is through a professional Pre-Purchase Property Inspection by a qualified inspector.

A pre-purchase property inspection is a thorough assessment conducted by a qualified inspector before buying a property. It aims to identify any existing or potential issues, such as structural defects, plumbing or electrical problems, or pest infestations. This inspection helps buyers make informed decisions, negotiate repairs or price adjustments, and avoid costly surprises after purchasing the property. It provides valuable insights into the property’s condition, ensuring a confident and well-informed real estate investment.
A pre-purchase Inspection is an important part of a property purchase. It helps the purchaser make an informed decision on the purchase, and is best combined with a termite and pest inspection.
A pre-purchase inspection could save you thousands of dollars in maintenance and rectification costs, however it is NOT a warranty against any future defects.
As a potential buyer of a property, you have to be aware that it is not in the vendor’s or real estate agent’s interest to disclose the true condition of the property.
This is especially true if there are any minor or major defects on the property. They do not want to jeopardise a sale so it is up to you to get independent building and pest inspector to carry out a pre-purchase inspection.
By doing so, you can get peace of mind knowing you’re making an informed decision about the property.
Should you wish to go ahead with the property purchase after the inspection, with all the information on hand you may be able to negotiate a lower price.
With a comprehensive report available, it is more likely the owner is willing to alter the final price on the property, especially if there are minor defects or structural issues uncovered in the report.
By booking a pre-purchase building inspection before purchasing your new home you can also gather helpful information on what needs to be done to bring the house up to scratch.
This way you can start getting quote from relevant trades people and create a comprehensive budget for repairs before you sign the contract.
A comprehensive inspection should include:
Our highly professional building inspector will visit the property accompanied with modern detection equipment and do a thorough visual inspection in accordance with the Australian Standard AS 4349.1-2007.
The inspector will then compile a building inspection report within 24 hours. This detailed report will inform you of any building defects including major structural defects, items requiring maintenance and the general condition of the property.
Items of concern can be discussed with inspector Kenneth Twomey directly. We encourage you to attend the inspection on the day so that we can discuss any potential issues.
